Tile wears differently from shingle
Concrete tile is porous. Every storm leaves water in it, feeding algae and slowly wearing the surface away. Clay holds up better but still stains and grows algae where it stays damp.
The oil treatment made for asphalt shingles does nothing for tile. What helps is a thorough, gentle clean and a clear sealer that lets the tile breathe while taking on less water. Broken or slipped tiles are pointed out to you first, since a sealer cannot mend them.

Tile sealing questions
Will the tile look shiny?
No. The sealer is clear and keeps the tile's natural finish. Freshly cleaned tile looks brighter, not wet.
Why can't you seal without cleaning?
Sealer over dirt and algae just locks them in. A clean, dry surface is what lets the sealer grip.
