Shingle treatment

Asphalt Shingle Roof Rejuvenation in Treasure Island

For asphalt roofs that are faded and stiff but still sound: a treatment that soaks into the shingles, restores flexibility and slows granule loss, usually finished in a few hours.

Giving dried-out shingles their give back

Asphalt shingles rely on the oils in their asphalt to stay flexible. Strong sun draws those oils out over the years, and the shingle turns hard and brittle. That is when cracks form at the edges and granules begin rinsing off with every downpour.

The treatment is a plant-derived oil applied evenly across the roof. It is absorbed into the tired asphalt, so the shingles bend instead of breaking and hold their remaining granules better. It does not fix damage or leaks, which is why the roof is assessed first.

On a structurally sound roof, a single treatment can keep the shingles going for an estimated five to seven extra years.

How a treatment day runs

  1. Prep the roof

Any algae is washed off and small repairs are finished, so the oil goes onto clean, tidy shingles.

  2. Protect the property

Gutters, plants, cars, the pool area and screen enclosures are covered or moved before spraying starts.

  3. Apply evenly

We work slope by slope so every shingle gets coverage, with nothing pooled or skipped.

  4. Tidy up and check in

Overspray is cleaned from siding and walkways, and we call after the next heavy rain.

Will treatment help your roof?

Likely to help

  • Shingles that look dull or chalky but still lie flat
  • Granules showing up in the gutters
  • An aging roof with no active leaks
  • Owners hoping to put off a replacement

Not the right fix

  • Leaks, soft decking or a sagging roofline
  • Shingles worn down to bare mat
  • Tile roofs, which need cleaning and sealing

Shingle treatment questions

Is the roof slippery after treatment?

The surface needs time to absorb the oil, so we keep off it until it has. Once soaked in, the shingles are no slicker than before.

Can a treated roof be treated again later?

Yes. A follow-up treatment is common after several years, and a maintenance plan can time it for you.
