Care that keeps going after the first visit
A treatment slows the drying of asphalt and a sealer slows the wear on tile, but the sun keeps working on both. So the roof will want checking again, and in time a second application.
A plan puts those check-ups on the calendar so they do not slip. At each visit we judge whether another round is due yet; only when it is does it appear as a priced line for you to approve.
What each check-up includes
Surface check
Shingles are bend-tested, or tile is checked for wear and water uptake.
Drainage
Gutters and valleys are checked for granules, debris and pooling.
Early fixes
Small problems are flagged and priced before they turn into bigger ones.
Next steps
You hear whether re-treatment or resealing is due, and what it would cost if it is.
Is a plan a good fit?
Works well for
- Roofs we have treated or sealed already
- Owners planning to keep the house for years
- Seasonal residents and rental owners
- Owners who prefer to hand the remembering to us
Probably skip it if
- A replacement is coming soon anyway
- The house is being sold in the next few months
- The roof has never been looked at; book an assessment first
Plan questions
How far apart are the check-ups?
We agree the spacing with you based on roof type, age and exposure. Roofs in full sun are usually seen more often than shaded ones.
Does a plan commit me to treatment?
No. What the plan schedules is the inspection visits. Any further treatment or sealing waits until a visit calls for it and you agree to that line.
