The visit that decides everything else

Two houses built the same year can have roofs in very different shape. Orientation, shade, past repairs and how water drains all play a part, and none of it shows up from the driveway.

The assessment is where we find out. It tells us which services would genuinely help, which would be a waste, and whether anything needs a roofer first. It is also where your itemized quote comes from.

What happens during an assessment

  1. Flexibility and surface

    We bend a few shingles to judge how dry they are, or check tile for wear, staining and how much water it absorbs.

  2. Details and edges

    Flashing, vents, pipe boots, nail heads, valleys and drip edges all get a close look.

  3. Damage and growth

    Loose, lifted or missing shingles, cracked or shifted tiles, and any algae or moss are noted.

  4. Your quote

    We explain what we found and price each recommended service as its own line.

Assessment questions

Yes. For tile we look at breakage, shifting, staining and how porous the surface has become. Those four things show whether cleaning and sealing is worth doing.
